What does a construction claims consultant do?
A claims consultant establishes whether a party has a contractual entitlement to more time or money, gathers and organises the evidence, analyses the programme and the costs, prepares the submission, and supports the negotiation or the formal proceedings that follow. Soteria does this for contractors, subcontractors, employers and developers in Saudi Arabia, Qatar and the UAE.
What is an extension of time (EOT) claim?
A request under the contract for the completion date to be moved because of delay events for which the contractor is not responsible. It depends on entitlement under the contract, timely notice, records, and a programme analysis showing the event affected the critical path.
Which delay analysis methods do you use?
As-planned vs as-built, windows analysis and time impact analysis. The method is chosen for the quality of the baseline, the updates and the records available, and we assess concurrency where both parties' delays overlap.
What are prolongation costs?
The time-related costs a contractor incurs because the project ran longer than planned — site overheads, staff, plant and, where recoverable, head office overheads and financing charges. They are claimed for the period of compensable delay established by the EOT analysis.
How is disruption different from delay?
Delay moves the completion date; disruption reduces productivity even if completion does not move. Disruption is quantified by methods such as the measured mile and baseline comparison.
Can a subcontractor claim against a main contractor?
Yes, under the terms of the subcontract. Typical subcontractor claims involve extension of time, prolongation and disruption, late or withheld payment, set-off and back-charges, and undervalued variations. Notices and time bars in the subcontract are usually the first thing to check.
Do you work on the employer's side as well?
Yes. We assess and defend claims submitted to employers, developers and main contractors, and we set up project controls on the owner's side from tender stage.
Do you support arbitration?
